The pictures you take of the place are going to either make people want to come and see it, or make them decide they don’t want to come within 10 miles of it. Having professional photos taken is absolutely essential if you want to make the quickest sale imaginable. The lighting matters, as does the angle you take the pictures from and how you stage each room. You can do this yourself, but it’s often far more effective to get a professional to do it for you if you want to make a quick sale.
Declutter, but Don’t Completely Depersonalize
Lots of advice in the past advised total decluttering and depersonalization, making a home look like nobody has ever lived there and forcing each viewer to use their imagination to the max. However, more modern advice states that you should declutter, clearing out your storage areas and other important places so they can see how much space they have to play with – just not depersonalize. Taking away every item that gives a hint as to who lived there before could actually stunt the imagination of the viewer. Give them a helping hand. If they are a family viewing the property and you have a family, leave some pictures and hints of family life.
Make Yourselves Scarce
Don’t show the house yourself – get a pro to do it. This isn’t your forte, although you know the house better than anyone else. Make yourselves scarce even if a pro is showing them around – don’t just sit downstairs and watch TV. It can be off putting.
Explore All of Your Options
Make sure you explore all of your options for a quick sale. In some cases, you may be able to sell you home fast even in bad shape. You don’t need to sell it the traditional route if you just want to sell it fast.
Keep Everything Spic and Span
Make sure everything is as clean as can be. Hire a cleaner if you need to – a deep clean and scrub will get everything ready to view and make sure there are no nasty surprises for viewers.
Make It Smell Amazing
You might wonder what smell has to do with anything, but it has everything to do with selling your home quickly. It’s all about appealing to the subconscious part of a viewer’s brain and making them imagine themselves in this beautiful, great smelling home. Bake some bread or cookies a while beforehand!
Price Your Home Fairly
Make sure you have a good idea of what similar homes are going for in the area and price accordingly. Don’t get too big for your boots!
